01What should I prepare for a lease request?

Prepare party and contact details, ownership or representation documents, property information, rent, term and payment schedule. Requirements depend on the parties and contract type. Do not upload identity documents with an initial enquiry.

02Can I request the service outside Riyadh?

The service accepts remote enquiries for properties across Saudi Arabia. Include the property city, as some rules depend on its location.

03Is preparing a contract the same as registering it?

Preparation and a draft come before registration. The parties must review the contract and complete the required Ejar approvals. Sending a WhatsApp request does not mean that a lease is registered.

04How much does the service cost?

The currently published prices are SAR 299 for residential and SAR 550 for commercial contracts. Confirm the final quote, included Ejar charges and any applicable tax, particularly for different terms or service requirements.

05Does an Ejar lease renew automatically?

Automatic renewal and notice rules depend on the contract, its term and the property location, with specific provisions for Riyadh. Check the current Ejar rules before issuing a notice or agreeing a rent increase.

06How are rent instalments paid?

For residential contracts covered by the digital payment requirement, use approved Ejar channels and check the payment status in your account. Do not assume that residential payment rules apply to commercial leases.

07What should I check before approval?

Check party details and roles, the unit and address, term, rent and payment dates, meters, any deposit, maintenance responsibilities and additional terms. Ask for discrepancies to be corrected before approval.

08Can I enquire about several units?

Yes. Prepare separate unit and tenant details, together with existing contract dates, so that the required work and quotation can be assessed.

09Do I pay on this website?

This website has no checkout. Start with a WhatsApp enquiry, then confirm requirements, scope and the final price before any financial commitment.

10Is OQOD the official Ejar platform?

OQOD is an independent service website, not the official Ejar platform. Registration takes place through the official channels. Consult ejar.sa for official information.

11What if a contract contains incorrect details?

Identify the discrepancy and the current contract status before requesting help. The correction process may differ for a draft and a registered contract. Editing an offline copy does not update the official record.

12Should I send identification through the enquiry form?

No. Initially, provide the service, city and an optional name. Ask how any required documents should be shared and why they are needed.

13When are the parties’ approvals complete?

Check the contract status in Ejar and completion of the required steps for all parties. A draft, a notification or a WhatsApp enquiry does not by itself establish completed registration.

14What should I record at property handover?

Record the condition of facilities, meter readings, keys and agreed observations. For Ejar’s residential handover service, check the contract-linked form and official steps.

15Is maintenance the landlord’s or tenant’s responsibility?

The name of a fault alone does not establish responsibility. Review the type of maintenance, cause and contract provision, and record the issue before taking action or agreeing a cost.

16Is mutual termination the same as not renewing?

No. Mutual termination concerns both parties agreeing to end and settle a lease. Non-renewal concerns continuation at the end of its term and applicable notice rules. Use the process appropriate to the contract.

17What should I check after ownership of a rented property changes?

Review existing contracts, evidence of new ownership and the authority of any landlord representative. Follow the relevant landlord-change procedure rather than only editing a paper copy or exchanging messages.

18Is a tenant transfer the same as subletting?

Do not treat the two as interchangeable. A tenant transfer changes the tenant through the applicable procedure and approvals; subletting requires a separate review of its provisions and conditions.

19Does every Ejar lease require a security deposit?

Ejar explains that leaving a deposit unspecified does not prevent registration. If a deposit is agreed, it must be recorded and held through Ejar’s service. Review it separately from rent and service charges. Before approval, check the recorded amount and handover arrangements; not every advance payment is a security deposit.

20Is the full deposit returned as soon as the lease ends?

Do not expect a full, immediate refund solely because the end date has passed. Ejar’s deposit process uses the handover record agreed by both parties to determine the amounts due. Compare the move-in and move-out records, review observations and agreed amounts before approval, then check the deposit status and wallet in your official account.

21How can I find a lease registered under my identity?

Use your own official account. REGA describes a service that retrieves leases linked to the signed-in user’s identity, with search and detail views. Have the contract number ready if available, then compare the unit, parties and dates. If an expected lease is missing, check your account and representation status before contacting official support.

22Does downloading an Ejar PDF prove registration is complete?

Not necessarily. Ejar’s guide allows a PDF to be produced during review, before all parties have completed approval. Use the document to read the terms, then check the contract’s recorded status in Ejar. Keep the latest version with its number and date; a filename or forwarded image alone does not establish the current status.

23What information is needed to transfer utility bills to a tenant?

Prepare the meter location number for the correct unit, the actual beneficiary’s details, and the reading and date requested by the service. Review billing arrangements, terms and transfer eligibility in Ejar. A meter number in a draft does not itself confirm completion; check the request status and the subsequent bill against the correct unit.

24Does Ejar issue electricity and water bills after a transfer?

No. Ejar explains that the utility provider continues to issue bills, while the transfer service links billing to the actual beneficiary. Distinguish a transfer-request issue from a bill amount or payment issue. Check the meter number and consumption period, then contact the relevant provider or service channel with the request or bill reference.

25How do I check a property broker’s FAL licence?

Start with REGA’s official FAL licence enquiry to check validity and permitted use for an individual or business. Match the result to the service provider you intend to engage and the work requested. Then confirm the service scope and quote. A logo or an “accredited” claim on a marketing website does not replace official verification.

26Is a licence number on a property advertisement enough?

Check what the number refers to rather than relying on its presence. Ejar’s guidance calls for checking both the advertiser’s licence and the property advertisement’s licence when choosing a listing. Also verify the broker’s identity and role, and match the advertised unit to your viewing and contract. Licensing does not replace reviewing the property and terms.

27How can the rental index help estimate rent for my unit?

Start with the area and unit type. The index presents price ranges, averages and recorded contract counts. Use these as comparison points, then consider your unit’s size, condition and features. Record the filters and period used so the comparison can be reviewed. An average is not a binding valuation of your particular unit or a guaranteed achievable rent.

Using the rental index: a property owner’s comparison guideLink to question ↗
28Does a higher rental average allow an increase on an existing lease?

The index supports market comparison; it does not authorise changing an existing lease. Before proposing an increase, review the property location, contract status and applicable rules and notices, including Riyadh-specific provisions. Keep the market assessment separate from the formal rent-change process. Do not alter the payment schedule or request a different amount solely because of an index reading.

29Can a landlord change the IBAN for several leases together?

Ejar’s guide allows more than one contract to be selected for a chosen IBAN from the landlord account. Prepare a list of the intended contracts, then match each unit to the account before confirmation. After verification, check the success message and recorded assignments. Do not assume that updating one account automatically covered every lease.

30How can I confirm that an Ejar bank-account change is complete?

Check the selected contracts in the landlord account and the confirmation that they were reassigned to the intended IBAN. A WhatsApp message containing a new bank number does not update Ejar. Keep the request reference and check relevant payment status when needed. Enter verification codes yourself through the official channel; do not send them through chat.
